Boulder Ridge Power 2025 Washing Cancellation
Dear Boulder Ridge Residents,
As your newly elected HOA Board, we want to keep you informed about important updates regarding our community’s finances and upcoming projects.
Upon transitioning into our roles, we are conducting a thorough review of the Association’s financial health. So far, we’ve identified that our current funds are very limited, making it critical to prioritize spending on the most essential needs of our community. As part of this effort, we have made the decision to cancel the previously approved power washing contract, which would have cost approximately $14,000, in addition to a higher water bill for the month. (Note: Water bills are one of the major recurring expenses in our budget.)
Our immediate focus is on addressing key structural issues that affect the safety, integrity, and long-term value of our property. We are actively reviewing all current contracts and planned projects to evaluate them for criticality, urgency, and financial feasibility, ensuring every project aligns with our fiscal constraints.
As we begin planning the 2025 budget, we are committed to ensuring that HOA fees are carefully and wisely spent, with a strong emphasis on cost optimization and long-term value. Our objective is to restore the Association’s financial health while maintaining the quality, standards, and livability that Boulder Ridge Condos are known for.

We are pleased to announce that a new Board of Directors has been elected. We appreciate everyone who participated in the election process and supported the ongoing efforts to maintain and enhance our community.

May 2025 Annual Meeting
For the first time in Boulder Ridge history a quorum was obtained at the annual meeting. Five new directors were elected to the board (and selected the following positions):

Annual Co-Owner Meeting – Monday, May 7th 2024
The Boulder Ridge Annual Meeting took place May 7th at The Rochester Fire Department. Turn out was the greatest ever, however there was no quorum. The 5 current board members were introduced, as was our Community Association Manager Erin Schneider from O’Brien Association Management. Due to lack of quorum (35% of the 156 members must be represented by attendance or proxy) no voting took place, but a presentation and discussion still occurred.

SCAM!!! December 5th, 2019
You may have received the notice below from Fresh Air Dryer Vent Cleaners. They have NEVER done dryer vent cleaning (or any other work) for Boulder Ridge. Vent Wizards has done the last two cleanings for our association, and has just completed the last cleaning in November.

Annual Co-Owner Meeting – Wednesday, May 15th 2019
The Boulder Ridge Annual Meeting took place May 15th at Hart Middle School. Turn out was the lowest ever, there was no quorum. There were three positions up for election. There were two board members stepping down, and one running for re-election. Fortunately there were two volunteers willing to step up. An election will be scheduled at a later date (at Premier’s office), but is more a formality at this point.
Due to lack of interest, there was no presentation of the financials. After introductions the forum was opened for general discussion and questions.
2018
Annual Co-Owner Meeting – Tuesday, May 29th 2018
The Boulder Ridge Annual Meeting took place May 29th at the the Rochester Hills Public Library. Three board positions were up for election (two board members are up for reelection, and one is stepping down). The board member that was stepping down, was kind enough to stay for another year so we could still have a full five member board. A recent law change prevented us from accepting a “vote by acclamation” at the meeting, due to a lack of quorum (35% of the 152 members must be represented either by attendance or proxy vote. A presentation and discussion still occurred.
Flower Planting – Spring 2018
A few neighbors again volunteered to help plant flowers. Turn out was lower this year, but we were happy with the results. The yellow flowers did not die, they were eaten. (They were likely as delicious as they were pretty). Next year the flower committee will help plan the design for the front of the complex, but the association will hire a contractor to do the planting.

The Boulder Ridge Annual Meeting took place April 27th this year at the the Rochester Hills Public Library. Three board positions were up for election (two board members are up for reelection, and one vacancy). We are now back to a full board of five members. There were standard questions about pets, grass repair, garbage, etc.
2016
Dryer Vent Cleaning
Dryer vents were cleaned Friday by Dryer Vent Wizards. They did not require access inside the home. All cleaning was done from outside the units. This will not only help to reduce the chance of fires, but will also improve the efficiency of the clothes dryers. Residents are urged to check and clean the connection between their dryer and the wall, as they could have been knocked loose during the cleaning process.
Painting Project – 2016
Painting and maintenance of the front doors is actually a co-owner responsibility. The Board voted to make a one-time exception and take care of getting the front doors repainted to get them all back into a matching color.
Building Signs
Building signs were installed. This will help emergency services locate your unit (as well as deliveries and visitors).
